
Housing options in Stockholm are quite limited when looking for something relatively long term, and the main differences can generally be found in the cost, availability, and how convenient it is to arrange the various alternatives.
Renting first-hand – Considered by most to be the absolute best option overall, but also the most difficult to arrange, a first-hand rental contract in Stockholm is a much sought-after rarity among those that relocate to the city. As most of the first-hand rental contracts in Stockholm are managed by the Stockholm Rental Agency, which distributes them to applicants based on the amount of time they’ve been registered with the agency, it can take years or even decades to be offered an apartment. For a person who is relocating temporarily, it is often considered to be a near impossibility to find housing through first-hand renting, and is dismissed in favor of other more realistic alternatives.
Renting second-hand – Renting from a private landlord or a directly managed company, also known as second-hand renting, is to many the most accessible option for renting an apartment long-term. The most notable consideration for this route is that most of the accommodations rented out this way are managed by private individuals, and therefore the standards and arrangements can vary significantly from landlord to landlord. Short, highly specific rental periods, unclear or deceptive contracts, and unprofessional management are all unfortunately common on this side of the housing market, which can make it stressful and confusing to navigate. However, given the lack of other long-term housing options, renting second-hand is a widespread practice regardless of the associated drawbacks.
Long-stay hotels – Given the difficulties that come with renting a full apartment, many relocating individuals turn to long-stay hotels as a temporary solution in order to have a secure option ready when they arrive. It is generally quite simple to arrange a room from abroad, and the whole process of staying at a hotel of this kind is designed to be as convenient as possible. The biggest drawback for this kind of accommodation, however, comes with the cost. If you plan to stay for an extended amount of time, the price can quickly add up, and makes it an unfeasible option in the long run. Additionally, many long-stay hotels limit the length of stay to about 3 months, which can further complicate one long, uninterrupted stay.
Student housing – For students, there is occasionally the option to live in dedicated student housing. Since this form of accommodation is usually comparatively inexpensive and is designed to suit the needs of a student in Stockholm, it is often considered an obvious choice for those that are given the opportunity. However, some universities in Stockholm prioritise domestic students, or use a similar queue system to the first-hand rentals outlined above, which can make it difficult for exchange students or recently relocated individuals to get a student apartment right away. It is not rare for students in these positions to have to arrange housing through other means, which makes this an option for relatively niche cases.
Coliving – An alternative that isn’t always talked about is staying in a coliving community, as this is a relatively new option on the market. However, it is a form of housing that may fit a relocating person perfectly, and shouldn’t be ignored if you are looking at different housing options in Stockholm. Coliving takes many different forms, depending on how it is organised and managed, and may therefore offer a wide range of different solutions depending on where you look. While smaller, more commune-inspired coliving communities, you will find a more flat-sharing type model. With larger, professionally managed coliving providers, you are usually given a private studio apartment, but are then able to (and encouraged) to use larger social spaces. This hybrid model can help strike a balance between accessibility and privacy, without having to rely on a private landlord or spending the money at a long-stay hotel.
